Each property is registered with its local authority, as required by French
law of 19 November 2024. The registration number appears on each property page.

Scope of these terms

The terms below govern the furnished holiday letting of the properties
presented on this site, booked directly online. They are accepted at the moment
of booking.

Booking and payment

A booking becomes firm once the deposit is received, which blocks the dates
in the calendar. The balance is paid according to the terms set out at the time
of booking.

A deposit of 25% of the total price confirms the booking and holds the dates — 50% for stays of fifteen nights or more. The balance is paid on arrival, at the property. Online payments are processed by Stripe; no card details are stored by this site or by the publisher.

Please note that cash payments are capped at €1,000 for guests who are French
tax residents.

Prices and tourist tax

Prices are shown in euros, all taxes included. They cover the end-of-stay
clean, bed linen and towels.

The tourist tax is not included and is charged separately, at the rates set by the Communauté d’Agglomération Sophia Antipolis according to each property’s official rating: Cap d’Antibes Paradise (4 stars) €3.48 per person per night; Brin d’Azur (1 star) €1.07 per person per night; Palais Juan (rating in progress) 5% of the nightly rate, capped at €6.43.

Security deposit

A security deposit may be requested depending on the property. Where it applies, the amount is shown on the relevant property page, before any booking is made.

It is not cashed: it covers the restoration of the property in the event of damage. It is returned within the period stated on the property page, counting from the date of departure.

Only actual damage may be withheld, on presentation of the corresponding invoice or quote. No flat-rate deduction is applied. Where no damage has occurred, the deposit is returned in full.

Cancellation and refunds

If the guest cancels, the deposit is retained by the publisher.

The cancellation policy is strict: if the guest cancels, whatever the date, the deposit is not refunded under any circumstances and remains with the publisher. As the balance is only paid on arrival, no further sum is owed by the guest in the event of a cancellation before the stay. If the publisher cancels, every sum already paid is refunded in full.

Right of withdrawal

Under article L221-28 of the French Consumer Code, the fourteen-day right of
withdrawal does not apply to accommodation supplied on a
specific date. A booking is therefore firm as soon as it is confirmed, subject
to the cancellation terms above.

Arrival, departure and house rules

Parties are not permitted. The number of guests may not exceed the capacity
stated for each property.

Check-in is from 4 pm and check-out before 11 am. Parties are not allowed, and the number of people staying may not exceed the stated capacity of the property. Pets are not accepted. Smoking is not permitted indoors; it is allowed outside, on the terraces, balconies and gardens.

Liability

Guests are responsible for any damage they cause during their stay. We
recommend checking that your home insurance covers holiday accommodation.

Complaints and mediation

Any complaint may be sent to the publisher by email or telephone. If no
amicable solution is found, guests may refer the matter free of charge to the
French consumer mediator to which the publisher subscribes.

Governing law

These terms are governed by French law.
